The villa is located at the heart of the estate, with its unusual elongated rectangular form, made of rough hewn stone, and able to comfortably welcome 19+1 guests, providing every comfort. An imperial stone staircase leads down to the pool, surrounded by a large lawn area from which you can access the “loggiato”, a typical Italian-style covered porch which is the ideal place for a pleasant meal or simply to relax in the sitting area. On the back of the loggiato you will find a bathroom, a large shower, and two spacious changing rooms, as well as an area for outdoor cooking with a refrigerator.
The villa has 5 double bedrooms ( 2 with king size bed), 4 twin bedrooms, 1 with French bed and 1 bedroom service close to the kitchen. The villa has two entrances. The main entrance leads to the sitting room with a television as well as the library through which you can reach the main living areas, the billiard room, and the only bedroom which is on the ground floor, a double bedroom with handicap accessible bathroom. BILLIARD ROOM AND TV ROOM: Relaxation and fun throughout the day, Villa has many rooms, as many as there are moments in a day of vacation. After a walk on the grounds or a dip in the pool, you can allow yourself a quiet hour to read in the library, play a game of billiards, or watch a movie in the TV room.
All of the bedrooms and bathrooms boast magnificient views over the garden and surrounding countryside.
A large staircase in pietra serena, the local grey stone, leads to the second floor where you can find 9 bedrooms all with bathroom ensuite and air conditioning. All of the bedrooms, which each have stunning views out over the garden, can be accessed from a long hallway. Turn to the left to find the master bedroom with it’s king size canopy bed and sitting room with a terrace above the garden and a large and welcoming bathroom in travertine stone.
On the same side of the house are located 2 double en-suite bedrooms, a twin room with marble bathroom, and the villa’s only single bedroom, in Empire style, with a double bed and a marble bathroom with a large shower. Turn to the right along the hallway to enter either of the the 2 marvellous twin suites, with spacious bathrooms en-suite, one of which has a bathtub. Finally there is the “camera dei nonni”, the grandparents’ room, with its large canopy bed and a beautiful view over the Tuscan countryside.
THE GARDEN: It is surrounded by a luxuriant garden where there is a panoramic swimming pool (14×9 meters) for use exclusive to guests. Overlooking the swimming pool a loggia with sofa area, dining area and barbecue.
From the pool you can enjoy stunning views over the Tuscan countryside. As you swim, take in the olive and cypress trees, the outline of the gently rolling hills and the blue of the sky as well as the green of the lawn and warm yellow ocher of the stone which was excavated from the estate’s own woods to build all of the buildings on the property. Near the pool you can find the lovely “loggiato”, an Italian-style covered porch, which has a comfortable dining area, BBQ, and a laid back lounge area. It is the ideal place to enjoy your meal and relax during the hottest hours of the day, or to have a cocktail or outdoor dinner in the evening.
Villa is the perfect place to fully experience Tuscany, taking advantage of our chef and housekeeper to arrange breakfast, lunch and dinner. The dishes are all made in keeping with Tuscan tradition and with seasonal ingredients from our own garden or other local farms. This service can be booked for the entire week or reserved as individual meals with 24/48 hours advance notice.
The villa is located 15 km from San Gimignano and less than 1 hour from Florence, Siena and Pisa.

The nearest grocery store is located 1 km from the villa (at the end of the private road) ed the nearest village is Montaione (7 km) where there is a supermarket – also open there Sunday. A few kilometers away there are several restaurants and pizzerias of excellent quality.
On the “via Francigena” near Florence, Siena, Pisa and Lucca: Villa is located in the heart of Tuscany, within a 150-hectare estate. The vineyards and the olive groves of the estate surround the house and are the ideal place for walks and sports. There are no inhabited houses within 2 km and access to the villa is via a private road.
During your stay it is possible to organize wine tastings and courses cooking with our chef and truffle hunting in the woods of the estate. Near the villa it is possible to play tennis and golf; we can organize horseback riding, by bicycle, excursions and private tours to the main Tuscan tourist resorts.
