It is a perfect villa for a family, or for more families of friends who love to gather together : specially in the Alfresco area, when the sun sets, or when the sun rises, steps away from the kitchen (where they may have hired a private chef from us!), with chairs and pillows for everybody, feeling the atmosphere and the joy of being together. We call it our “alfresco” dining area, and it is a patio that can sit up to 12 people. The table is made of stone, and there is a BBQ, including armchairs and tables to chill out. It is the perfect location for summer breakfasts, for panoramic aperitives or for family dinners.
Swimming Pool: Our Swimming pool has been completely restored in 2020, and now features a modern heating system, available for our guests throughout the year. Its length is over 200 squared meters, 1.50mt tall at max, fully gated and safe for kids.
Plenty of armchairs, chaise-longues and chairs are available at the pool level, including umbrellas.
There are two changing rooms, three bathrooms and two showers in the service area, plus a small self catering bar with a fridge and ice maker for your refreshments.
Table Tennis, barbecue and a huge tent to spend your day at the pool, with a full strength wifi signal in the whole area, free for our guests.
There is no better place to work from holidays, to check your emails or businesses than doing it from such a pool!
Park & Premises: Upon the entrance a white road leads in front of the villa, where a parking lot is divided into the two sides of the entrance. More than 10 cars can easily park in rows up here, and more parking is available in the villa’s premises.
The villa is surrounded by a green park, with olive groves and green grass: like all the Tuscan hills you can walk around, watching your steps between the trees roots.

ACCOMODATION
Villa Regale is a six bedroom panoramic Villa, with over 400sq meters of internal areas available for our guests, rented in an exclusive use formula only. The property is fenced and gated, and the access road is a white road among the hills, designed by two rows of maritime pines, welcoming our guest into our parking and fountains
promenade. Alfresco is developed on three levels: the entrance level, with a living area and some service spaces, and a bedroom area, with two bathrooms and three bedrooms, each one with private windows or covered terraces and patios. The First level, bedroom area, with three ensuite bedrooms, including the master bedroom with private covered panoramic terrace and hydromassage private tub in its ensuite bathroom; The Entrance level, with a living space with fireplace, and three bedrooms, two of them sharing a private bathroom and one suite with private patio and entrance, and a double kingsize bed, ensuite. The ground level with our big & new kitchen, a living and game area, three bathrooms and a huge panoramic 150squared meters veranda, with tables and chairs, surrounded by trees and lemon trees, directly accessible from the Alfresco patio, overlooking the hills and the valley.

Entrance Level – The main colour of the wall paint is a light pearl grey, and the soft double bed is placed in front of a fireplace; the room features a wardrobe cabin and there is plenty of room for additional rollaway bed or baby cot for children. Room 1 features private heating – AC with own remote. Room 1 and Room 2 share a private bathroom in the same corridor.
Room 2
Entrance Level – The main colour of the wall paint is a smooth tobacco and vanilla, a French double bed in an original wooden shape with its matching closet make this room cozy and warm. Private terrace access overlooking the valley and the hill of Montecatini Alto, and our swimming pool. Room 2 features private heating – AC with own remote. Room 1 and Room 2 share a private bathroom in the same corridor.
Room 3
First Floor – This double ensuite bedroom has a nice panoramic window, also private heating – AC with own remote and a private wardrobe. Its ensuite Bathroom has a shower and thub with hydromassage , with a big basin and a huge mirror wall.

First Floor – This is the master ensuite bedroom, with a nice wooden double bedroom, a private terrace for romantic and panoramic breakfasts or drinks, and a hydromassage ensuite bathroom, with huge spaces and also an access to the same private terrace. The room has its own private heating and AC with own remote, and a weardrobe cabin.
Room 6
Entrance Level – This master king-size bedroom is made of two separate areas, enlighted by eight window-doors, completely darkened at night time: bed is over 2mt large, with kingsize american-style mattress and a 42inches TV screen. The room also features a Double sofa bed and a private table with chairs for private meals. The room has its own external private bathroom and a private access from outside the villa, through a lovely and panoramic patio & solarium. Room 6 has its private heating – AC with own remote.
Living Areas
Ground level – this living & Dining area is perfect for dining inside, at the warmth of the house: perfect wintertime dinners, family gatherings and even Christmas EVE have been spent here: there are big wooden tables and chairs for up to 16 seats, with a game or dancing area by the monumental staircase with books and an glass wine cellar. The living area is directly connected with the Veranda and with the Kitchen, and has its private Heating and AC with own remote
Kitchen
The Ground level of our villa for rent in Tuscany is composed by a 65squared meters kitchen, that has been completely restored in 2019: it features all new professional tools, including a vertical oven, microwave oven and double temperature professional fridge. There is a large number of pots and trays: in case you ask a private chef for your family dinner, there is any kind of tool supplied! It is also possible to dine or to have cooking classes in the kitchen: our families love to learn to do homemade pasta and to to how to pair wine and food. Professional dishwashing and storages also available. The kitchen has direct access to the living and dining area and also to the Alfresco patio dining area, for breakfasts or parties or family moments.
Veranda
Ground level of our Villa for rent in Tuscany: our Veranda is the most loved place in our Villa. Sorrounded by the olive groves and overlooking a blue sky, with a panoramic view over our private heated pool and the lovely medieval village of Montecatini Alto, which is just few minutes walk from us. The Veranda is suitable for dinners with private chef or private receptions, and it has additional sofas and armchairs for relaxing and tasting evenings.
It has natural light and night lightings, it has ceiling fans and heating units; in the veranda there is an audio system available for for background music during your private events.
The veranda is connected with the dining room, with a living and gaming area, with the Alfresco dining outside, and it is very close to the huge renovated kitchen of this villa. The Veranda is also linked to a monumental staircase to the private heated pool of the villa: a spectacular scenario for your holidays in Tuscany, and for your family memories.
