Villa dei Cipressi is in a corner of Tuscany, uncontaminated by crowds of tourists and near the medieval village of Montelopio. Situated near Pisa, Florence, Siena, San Gimignano and Volterra, the Etruscans Longobards, Templar Knights and the noble families of Granducato of Tuscany, have left
signs of their passing on this “mountain of wellbeing”. The villa is a typical a „800 colonial Tuscan home, wiseley recontructed with good taste by the owners.
At few meters from the villa you can find everything you need to make your vacation agreable. A small rustic outbuilding, open on three sides, is equipped for cooking, bbq or simple relaxation; a 15×5 mtrs pool (150 to 40 cm depth) with a roman staircase; hydromassage area in the pool. The
pool is an infinity pool on 3 sides. On the 4th side there is a small waterfall into a part of the pool for children, where the water is only 40 cm deep.. There is a solarium with sunbeds, table and chairs for sun lovers; a wrought iron gazebo with divans and armchairs for those who prefer the
shade.
All of this is surrounded by a 5.000 sqmt park with typical Tuscan flora, a surrounding fence with electric gate and Mediterranean trees and hedges to protect your privacy.
Although the villa is situated in the hills,at 500 mtrs distance is a typical Tuscan restaurant, within a few kms other restaurants, shops, bar, bank, post office, pharmacy, doctor and at Peccioli a supermarket and interesting shops.

Villa dei Cipressi is a typical Tuscan country house of the „800 and is the property of the Ruatti family, which restored it underlying the more characteristic aspects: cotto, chestnut beams and stone walls, accompanied by modern solutions to give the guests maximum comfort.
The house is divided into 2 floors and can host 11 guests.
On the ground floor:
kitchen, equipped with every type of electrodomestic, with a small room attached. The lounge room has a large dining table, furnishings, divans and arm chairs.
The large salon has an antique fireplace, divans, furnishings and armchairs plus satellite TV.
There is a bathroom (also for disabled) with shower, a double bedroom with satellite TV and bathroom with shower.
An iron and stone staircase leeds to the upper floor.

We have 3 double bedrooms (with the possibility of another single bed each), each one with its own bathroom with shower, rustic fireplace, satellite TV.
A spiral staircase leads to the “pigeon house”, a typical tower placed in the middle of the roof and transformed into a relaxation area with armchairs and a magnificent 360° view of the surrounding hills.
Coming back down to the kitchen and dining room we find an opening onto an iron pergola where one can eat alfresco or simply relax on the comfortable divans.
The whole villa has central AC and heating, regulated in each room, a safe and a covered parking.

at 4 km there is the small center of Montelopio and Fabrica with all types of shops and excellent Tuscan restaurants at 800 mtrs- San Gimignano is at 30 km, Volterra at 25 km, Pontedera at 23 km with railway station, Pisa (airport) at 50 km, Florence (airport) and Lucca at 65 km, Livorno (sea) at 50 km, Casciana Terme (with thermal baths) at 25 km, Siena at 70 km. The coast with beautiful well equipped beaches is at 45 min by car.
